Ownership at Cap Maison is simple, secure, and rewarding. Villas are sold freehold, this is not a timeshare or fractional ownership proposition. Once purchased, owners pay no management fees and are granted full access to all resort amenities. They enjoy up to 9 weeks of personal use annually, with the remaining time generating income for them through the resort’s mandatory professionally managed Rental Pool arrangement.

This structure is unique in St Lucia and has been a critically important part of the resort’s ongoing financial and critical success.

Ownership as an Investment

Since Cap Maison Resort and Spa opened in 2008, villa owners have received a return in every year, other than the Covid affected year of 2020. Returns have grown consistently as the resort has increased both occupancy and average room rental rates. Funds returned to owners through the Rental Pool Agreement over the past 3 years have averaged over $1m per year.

Here’s how the Rental Pool Agreement works.

Ownership at Cap Maison includes participation in a mandatory Rental Pool Agreement, designed to balance personal enjoyment with financial return.

  • Owners may reserve up to 9 weeks per year for personal use—either 3 weeks in high season and 6 in low, or 4 weeks in each
  • Weeks are chosen annually through the resort’s reservations team, with flexible scheduling and no fixed calendar
  • Unused weeks may be shared with family and friends, donated to good causes, or offered at charity auctions

The remaining 43 weeks are marketed as part of Cap Maison Resort & Spa. Rental income first covers all operating costs—including staffing, maintenance, and refurbishment. The net profit is then split 50/50 between the Management Company and the Owners’ Rental Pool.
